1. Booking & Payment All bookings are subject to availability. Full payment is required at the time of booking to confirm your reservation. We accept major credit and debit cards. All prices are listed in GBP and include VAT where applicable.

2. Check-in & Check-out Check-in time is from [3:00 PM] and check-out is by [11:00 AM]. Early check-in or late check-out may be available on request and is subject to availability.

3. Cancellations & Refunds Please refer to our Cancellation Policy page at keystonestay.com/cancellation-policy for full details. Cancellation terms may vary depending on the booking platform used (e.g. Airbnb, Booking.com).

4. Guest Responsibilities Guests are responsible for the property during their stay. Any damage, breakage, or loss caused by guests will be charged accordingly. The property must be left in a clean and tidy condition. Smoking is strictly prohibited inside all properties. Unauthorised pets are not permitted unless agreed in advance.

5. Occupancy The property must not be occupied by more guests than stated in the booking. Subletting or re-letting the property is strictly prohibited.

6. Noise & Nuisance Guests must respect neighbours and keep noise to a reasonable level, particularly between the hours of 10:00 PM and 8:00 AM. Keystone Stay reserves the right to terminate a booking without refund if guests cause a disturbance.

7. Liability Keystone Stay is not liable for any loss, damage, or injury sustained during your stay unless caused by our negligence. Guests are advised to take out travel insurance.

8. Right of Access Keystone Stay or its representatives reserve the right to access the property in the case of an emergency or for essential maintenance, with reasonable notice given where possible.

9. Discount Codes Discount codes are non-transferable, cannot be exchanged for cash, and are valid for the period stated. Only one discount code may be applied per booking.

10. Governing Law These terms and conditions are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
